The purpose of the permit is to provide protection to ensure the contractor is qualified and completes the work in an acceptable manner so don't look at it as an adversary position.

The prices for these dilapidated buildings can be very reasonable and if they have been out of commission for a while, some sellers are willing to accept creative financing options.I started my journey of searching for old motels in Michigan about a year ago, only focusing on it on my spare time while I work on my e-commerce businesses.

This is also after a lot of back and forth with the buyer first saying they would accept a letter from the HOA stating they are responsible for fixing the sheathing and then deciding the email from them wasn't good enough.Here is the contract language in this regard if anyone is curious:If the infestation report reveals the presence or indication of or damages by termite infestation or other wood destroying organisms, Seller shall remedy such deficiencies and shall furnish the Buyer with an infestation report by a qualified/licensed/bonded pest control operator (dated no earlier than 30 calendar days prior to Closing) that the Property is free from infestation or any damage herein mentioned; or documentation that the infestation has been treated and damage has been repaired as appropriate in a workmanlike manner on or before closing and reported by an appropriate licensee.

Also, through normal economic cycles—I would think a stock market correction may be naturally occurring in 12-18 months so I can accept a modest returnI only have exterior pictures of the property which shows it as “fine/livable”.

@Gary LawsonWhen I evaluate properties for cash flow I do have a minimum acceptable amount per unit to start with. $100 per unit for multi family and $200 for single family.
