First, the tenant had an office chair that he did not use a mat with (even though we had a lengthy discussion regarding the carpet before he moved in and using a mat specifically) which created a worn ring in the master bedroom as pictured.

Jaden,I agree with you - standard realtor contracts are lengthy - especially when you expect that the offer will be rejected.How you present an offer will depend on the type of listing and what the seller has instructed the listing agent to do.

@Joe B.Omitting that the renter was not paying full market rent, and had been doing so for a lengthy period of time would be considered an omission, as it was a known fact, and was intentionally left out, as it would have been detrimental to the deal (in this case, a rejection of the deal, and withdrawal of the offer).
