Either way, installing leak detectors is a good idea, preferably ones that can alert you electronically if there is a leak or a big spike in usage, especially if the tenants are not paying the utilities. 

I am still quite small so I use Venmo for now for tenants wishing to pay electronically.

or you start at 50-50...and have to sell A LOT to get to max 80-90% split (graduating commission)...or one that resets each year....one suited my need but I don't like their "electronic" support and they have no presence here..... needless to say, I still have a lot to think about..but I took my first class mid January.... it's now end of FEB...

Also LOVE Significant App which allow for electronic signature on phone.  

Electronic and scanned versions of old hard copies, which are then disposed of - Google Drive, with hard files mirrored to my laptop.

Hoping for someone who can get out fast, takes electronic payments and won't absolutely kill me on price.

Under most circumstances, I want rents paid via electronic means.  

I have successfully rented 3 of my properties in a 2 month timeframe and was able to process most of the documentation electronically.
