The other is reasonable, and kind, but agrees with what I consider poor use of funds (spending $60/month for internet solely for a Ring camera for the parking lot (I offered my internet, no one accepted), spending $120/month for an HOA manager who lives in a different state 10 hours away and does next to nothing, and a lot more).

Install Ring or Blink cameras inside and out (yes, you'll need wi-fi) and let your contractor know that the cameras are not to be touched unless they're moving them to complete work, and even then, the cameras should be replaced in their original position3.

You also probably know this if you have one STR property, but there are typically more expenses than you budget for in the ramp up period to get a property ready (speaking from my experience of 2 furnished properties, so small sample size but I think that rings true for most).

People use slugs to hunt deer.[2] Boy that thing really tore through that steel door.[3] I'd guess he was loading it or unloading it inside the unit and somehow fired it from the waist.[4] I bet his ears are still ringing from the blast.[5] I don't see how this is criminal.[6] Must you replace and repaint the whole door, or does it come apart in pieces?

As far as meeting people, go to Meetup.com; there are a few ones in Richmond-- figure out which part you want to focus on, as there is the Richmond RING, Chesterfield REI, and Petersburg/Hopewell/Tricities meetup.

Champions is top notch in my opinion...they have good classes in person and online.The broker at StepStone Realty out of Austin or Georgetown often does some out of box classes I have not seen anywhere else.
