The tenant really has two obvious choices: 1) accept the terms of the new lease 2) state the new terms on unacceptable to them and that they will be moving out.As for the ADU addition, make sure you understand the value that will be added by the ADU.

Hello,I have purchased a rental property that is listed on MLS as 2 BR 2.5BA.It does have an extra office space that i will be converting into a bedroom.I will also be adding a shower to the 1/2 bathroom.I will be renting it out, but i am thinking ahead.

I also My PM company put together an Addendum to be added to every Lease which lists all the Tenant responsibilities (move in/move out condition, lawn care and what that really means, carpet cleanings and all that good stuff.

My bank said they don’t finance trailers/mobile homes and another said the trailer on the property will not be able to be added to the appraisal.
