But my understanding of workman's comp is, the worker can only sue the workman's comp carrier, he can't sue the business owner as is the case in other lawsuits, since state workman's comp law prohibits it.

File your claim with your insurance company--they will be the ones to determine what needs to be done and then they will subjugate to the tenant's policy for return/reimbursement of your deductible.The tenant should have NO SAY in what your carrier says must be done. 

Due to these factors, if making an offer on an investment property where using a lender IS an option, your offer carriers more leverage in the seller's eyes (which may also mean you can offer a little bit LESS to the seller because of these factors)4.

If there's no resulting property damage here, especially not enough to exceed your current property deductible, you shouldn't have filed a claim or reported this to your insurance carrier/agent. 

My work is to ensure we collect all the data we need for FEMA to avoid time delays, put together engineering exhibits to make FEMAs job easy to affirm the petition, walk our clients through that whole process, use the legal language when needed to convince lenders and insurance carriers, and make sure the process is smooth. 

That is what I figured, but with all the discussions flying around about STR insurance and carriers vs brokers etc I wanted to be sure.

A middle of the road option to is insure only against catastrophic loss - By keeping your deductibles extremely high and/or waiving certain coverage options, you can reduce your premiums, but also transfer some of the more excessive risk to the insurance carrier.
