Get the right insurance for your STR

We are taking on a client that has had a standard landlord policy on their rental.  We required them to buy an overnight rental policy before we could assume management.

Self managers, it is really important that you have your mini hotel insured as such.  If you have a standard home owners policy or landlord policy, you could have a problem when a claim arises, as these policies are not intended for short term rentals. 

Yes, the overnight rental policy is generally more costly, but that’s because such a policy insures risks specific to overnight rentals. 

Most tourist areas are going to have a local agency for overnight rental insurance.  That’s a plus when you have a claim:  I had a cabin burn to the ground in Gatlinburg several years ago, and the local agent was a huge help.

Yep agree with this. I had a drunk driver hit my cabin in February that I had just bought in December. Sort of a crazy freak incident and insurance was easy to work with and that loss of rental income / commercial liability portion would’ve been tragic to be without!
