We own several s.f. rental properties in NE Portland, including a duplex we built 8 years ago, a major remodel of a 100 year old home next door, and a third one that we will be remodeling this year including adding a rear part-basement ADU.

But we had to tear out all the stairs inside the house and bump out the exterior rear of the house in order to build new stairs completely.

In my experience, once they feel like they got one over on you, in any way shape or form, they will become a pain in the rear tenant.  

I've seen many Landlords get their rear handed to them in eviction court because they had non legal leases, etc. 

This "addition" is essentially one large room divided in half for two bedrooms attached to the rear of the home.

I learned the hard way that any applicant who starts asking for changes before they are even approved will ALWAYS be a major, major pain in your rear until the day you get down on your knees and thank the universe that they are finally out of your life.In fact, if you just put in your written tenant screening criteria that you reject anyone who asks for changes or upgrades, then you can deny them just on that - as long as you are consistent about that with all applicants. 

That bare spot is not normal wear and rear.

It inevitably means problems - either that person actually moves in, or they're a pain in the rear involving themselves. 

He did most of his own maintenance and he said dealing with the boiler was a pain in the rear - from not only maintenance but constant calls from tenants unhappy with the water temperature.
