For me the the CFA track made the most sense because equity/commodity markets interest me, but find your own, create a plan, and don't pick your head up until you find yourself where you saw yourself in the beginning.

Dude, go buy property and quit sweating stupid stuff.To make sure you keep your 5 inches of land you need to grant permission/easement to the encroacher but otherwise pick something worth worrying about and move on.

Corralling it all under one property management LLC streamlined everything.If at some point I decide I want to pick up an outside management client again I simply add the appropriate liability insurance to my property management LLC and the rest of the infrastructure is already in place.

I keep my eye on the price as I scroll down the low $/sqft part of the list and when I see something that looks out of place, like a $200k property when everything else is $600k+ then you have a good candidate**- Next I will click on the price at the top to bring the cheapest properties to the top and see if anything looks out of place there.By using these two filter methods, you will pick off homes that are listed either at a good value relative to the size of the house OR you will find the cheaper homes in area.

Once you understand whats being proposed by the local government for the area, then you can make an informed decision on whether or not you want to invest there.I'd also look to acquire property for about half of your budget and pick a property you can successfully reposition.

Account Closed  I think you will see a flood of storm chasers come into Houston.. so folks will have to be very diligent not to get taken advantage of.I saw that with Katrina.. a lot of the contractors I was doing business with in Jackson MS at the time.. ran down to the coast to work for a few months picking up that big insurance pay days..
