Still a year or so from the new Casino opening there, and my property is vacant at the moment. 

I myself am also an absolute newbie who is thrilled to be joining this world, but I would like to offer some advice if you would have it.

You want the resident who is thrilled to move in and has no problem with your lease terms.

No one is thrilled to work under surveillance, well, maybe some but not most. 

All the ones I've talked to seem less than thrilled about working with an investor.

Las Vegas has casino / hotel employees that are in need of a place to stay and another big casino opens in December.

Not just a mom/pop kinda deal but something with restaurants, a bar/nightclub, even a casino.

I am not thrilled with the prospect of having multiple units empty. 

I do realize this is quite last minute and so at this point it is looking like we will have to accept deal terms we aren't thrilled with, I just wanted to make sure I wasn't neglecting some kind of peer-to-peer CRE investment site or crowdfunding site that could move quickly and with our terms.

Theres some opportunities but they may need work early and/or in a neighborhood that you may not necessarily be thrilled about.I just flipped one in 95284, wouldn't be interested in doing another on that street again (or buy&hold there) but it penciled for the buyer,
