Check the addendums, and you'll see they exclusively spell out that their contracts are between the parties on the PA and addendums and cannot be assigned to a third party.

Many property management leases in my area spell out the life of carpet as 5 years and paint as 3 years, and anything that has to be replaced will be pro-rated.

I have them sign a separate form (the city actually provides it on their website) that spells out what I do with the security deposit, etc.
