But my question is, why would anyone invest in real estate if the return is the same but the risk is higher?

I cannot understand why its so expensive.I've worked in real estate for years. 

I think real estate due to the amount of money you can make and how quickly you can make it attracts people who may not understand the idea of sustainability and being consistent in what you do.

Commercial lending for real estate expansion is a relatively small demographic thus it flies below their radar.

I would ask either the title company or a real estate attorney in the area what government agency to report them to.
