I know that this is a really grey area and there are a ton of posts here on the forums regarding what is legal and moral when it comes to wholesaling, assigning contracts, double closings, etc.

In my opinion, if you don't plan to close on the property if you can't find a buyer, you have a moral obligation to let the seller know this upfront, so that they understand the risk they are taking by entering into an agreement with you.

Moral of the story, I think folks get the impression that these asset trades are fairly light in workload and I would say they are not, they are more involved than real property because you have real property and the borrower/debt.

In fact, due diligence for these offers wouldn't have ended until next Sunday...the offers we accepted will be closed before that.So, the moral of the story is, if you're going to put in an offer on a property on day one and it seems like there will be a lot of competition, make sure your offer is as clean as possible.

By using such a high interest rate as well as throwing in big management fees, vacancy rates etc that do not relate to my property, etc they were able to justify denying my loan.The moral of the story here is that if you're thinking about going the commercial route, have your financing in place.

I sometimes wonder if the paint people do that on purpose to sell more paint.So for those who like to skip to the end, the moral of the story is to get samples, put them on the wall and see what they do in multiple lighting scenarios before you spend all the money, and labor, only to hate it (or get sick of it) later!!!
