Tenant holdover problem
24 August 2016 | 10 replies
For all you know, she'll decide she wants another 18 days and another 18 days ad infinitum. So, just let her know you will not be extending the lease, and will be happy to accommodate her with an eviction on her record, and a nice fat judgment to go with it, if she wants to play nasty. You're going to be out money on this tenant no matter what, I'd bet.

Should I rent to a disabled vet? Group of contractors?
19 July 2017 | 12 replies
Keep in mind that for disabilities based on certain medical conditions (PTSD being a major one) the VA has a nasty habit of requiring the younger veterans to undergo periodic testing to make certain they continue to have this diagnosis; if they decide they have "improved" they will attempt to reduce the disability.

Is Dave Ramsey correct? Anyone still around after 10 years?
4 August 2020 | 177 replies
A) It's not exactly what he said orB) It's BSThe big guys 25+ years are still all quite fat and happy with a ton of debt and units.I'm not doubting Dave at all, since about 80% of people mis-handle debt and a cash-only budget is what they need. However, if you understand the power of using OPM money (ie you borrow o$1 at x% and get a return on it >>x%) it is a major tool in growth. Now if you're 60 and unwinding, I understand.
