I just got a court notice because tenant didn't cut grass.

Not to mention good ol' San Diego just doesn't cut the mustard. 

I took a picture and later caught him kicking the flag down , he was again insisting that I would take part of their yard (actually, me fencing it off would put a cramp into their crack traffic, which cuts through another yard and then through mine to get to the back of theirs.). 

I cut their check after I bill my clients amd they approve it.Works everytime.

I would hate to do all the leg work for my competition and have someone step in five minutes after it's rezoned and cut me out of the deal.

And that's before we even consider any associated fees, which would cut into whatever savings you might find rate wise. 

Hi William, Milwaukee is a pretty interesting market; certain parts are great to invest for long term wealth, some are growing, some are redevelopeing, other parts are cheap and perfect if you are looking to cut your teeth on some issues.

If your statement cuts off on the 15th, pay on the 12th.

One added detail is this other couple are family (my husband's sister) so we need everything written and laid out clearly but with the assumption we will operate within these boundaries without going to court...meaning we don't need every word to be air tight but need it to be clear cut (as a side note I'm not interested in hearing about horror stories of doing business with family, I have done real estate business with family for over ten years and am fine with it). 

@Paul Rowan I doubt many brokers would be interested in the potential liability if there is no cut for them.
