Cozy and Tenant Cloud partner with other companies to run checks, but from what I've seen, Turbo Tenant's screening process looks pretty similar to the above-mentioned property management software's screening processes.

Electronic payment has really become standard at this point and is really the easiest option for everyone involved.There are lots of property management apps and programs out there, but for just the triplex, I would try Cozy first and see how you like it.

I've been unhappy with Cozy previously because the data is too "washed" and the process too automated.  

Set them up on cozy for your payments make them sign an addendum when you close that they will be responsible for their own insurance and taxes .

Also, if anyone has any other recommendations like Cozy, I would greatly appreciate any input.

Anything you can do to systematize rent collection, charging fees, and other management items would be best.I use apartment.com, used to be cozy.

I wouldn't give up on self managing so quick.There are a lot of property management software out there that are specifically for self managing landlords (Avail, Cozy, etc).I know you still need handy man and other team members but I would not say it is impossible to build your own team to help you manage your own properties.

I use Cozy to manage almost 30 units here in the Chicago area and Cozy syndicates to almost no where now that Zillow stopped working with them.

My business partner has us setup using cozy which does the same thing.
