No one really buys those for income purposes so the value is not in cash flow or cap rate.. and with 1 to 4 going to so many owner occs its kind of the same thing really.our duplexs are at 375 to 600k in our market  rents are not above 2k for those units. but they sell within a week on the market.I think MF and true rental property has probably peaked as long as rents stay static the only way they go up past this 3 to 4 cap market is rents to rise.. so to me that's the real question can rents rise ???

That said, as a Denver guy, I haven't really brushed up on my San Diego municipal code.As some others have said, whatever the rules are, getting caught is whole other question.

The 2 existing rooms have their own vanity, I'm probably going to add one in the third room, so my renters will have no reason to go the bathroom to brush their teeth and etc.

This is painting with a really broad brush here, and its a mindset that I am thankful is dying out.   

For example, in setting up a credit line with your bank, try to get a credit line based on a percentage of your receivables, rather than a constant, static amounts.
