In retrospect, I should have listened to my gut on numerous occasions, but instead I gave him the benefit of the doubt when I knew I was justified in not doing so.

They have refused on multiple occasions to replace the cabinets that were damaged, despite our repeated requests, and they just put some ugly, tacky pieces of floor trim/molding over them as a bandaid to hide the damage.

Regarding the latter, I have been told on many occasions that as the ultimate economic beneficiary and sole owner of the LLC, a lawsuit will still pull you and your assets in the loop.

That being said, I have transferred some properties from LLC to my personal name for financing reasons on occasion and the only cost is the attorney and transfer tax/recording fees.  

Landlord will allow Tenant to host guests on the premises for special occasions and short periods of time and Tenant agrees to accept responsibility to ensure guests do not violate any of the terms of the rental agreement.

On occasion, the seller will pay for the title insurance for both parties.

Contrary to popular belief I do have the ability to dress myself most mornings and have been known to tie my own shoes on occasion. :)

In all the years I have been in this field, I have seen many, many occasions where a custodian has either dropped the ball or provided flat-out incorrect information.
