Entire US industries have been decimated due to an exploitative trade imbalance.

A little about me: My husband and I live in the SF Bay Area, we have a 3 year old and a newborn and we both work W2 jobs in the biotech industry.

This industry thrives when people are upfront and informed—whether they’re agents, wholesalers, or investors.

For example, I started investing in Buffalo (NY) a few years ago because I liked the stable population statistic along with the fact that a big chunk of the population is in the healthcare industry... along with major car manufacturers having plants or some sort of manufacturing factory there (Tesla, GM, etc.) 

Those who excel are generally focused on specific asset types whether it be Restaurant/Hospitality; Office, Industrial etc.

Historically industries have been killing competitors in this way.

You lock in your interest rate and if rates drop you can prepay at any time and refinance at a lower rate without penalty.If the deal is commercial, whether commercial multifamily (5+ units), office, industrial, self storage, hotel, you name it...the choice becomes far more difficult. 

What no one has yet mentioned is the movie industry.

In the manufactured home industry, I've heard more complaints about new homes being bought and installed straight from the factory than consumers buying older homes direct from homeowners. 

That is going to be the best way to meet others in the industry from that market.
