It's been mostly high end fine wood working, so a little different from general construction.  

The house itself is solid, nice woodwork, 3 bed, 1 bath each.

Downstairs has the old woodwork that is in great condition, remodeled bathroom, new laundry room, and some new flooring.After 60 days the price dropped to $79,900.

It was built in 1909, and still has a lot of original woodwork.

Now that you've advertised how much money you have people will come out of the woodwork to ahem "help you", it would be better to be tight lipped on the amount of capital you have to invest.

Walls would be beige, all wood work would be white, stain floors, white outlets, etc.

Most housing is built in block construction, even during the major downtown I can tell you I tried to sell my home last year and tons of lookers but I made a decision to rent and the renters came out of the wood work it was like hitting the lottery and being able to be very choosy as to whom I put into my home.  

So I save my own personal expertise for either the little things that will nickel and dime you to death - a loose outlet, a bad switch, a bad light fixture, a dripping drain line under a sink, etc - or for the things I actually like doing - woodwork, for example - or for the initial rehab work that doesn't require one to work around tenants or their belongings. 

If he was willing to accept 20% ARV then I assume he knew that something was going to come out of the woodwork.....especially if it just needs light repairs
