We generally have enough visitors around warm weather holidays and while kids are out of school to keep occupancy high but the rest of the year can be very rough unless..2) It's ideal to be located in or very near one of the things I mentioned above that attract visitors to the area. 

My theory is as global warming drives people away from the coastlines (it is already driving insurance companies away), there will be a migration back to the Midwest where the weather isn't an extreme and prices are more reasonable.

We want copies of leases and spend hours combing through the intricate details; we want to know the seller’s  “motivation”, we want to know long term economic forecasts for the community, the state, the U.S.
