You'll also want to learn to listen for distress and motivation and learn how to communicate the facts that support your position and weaken their price - e.g. the roof has 1-2 years of life left and will cost $5k to fix and the comps are for houses in pristine condition... etc

If the seller wants it for closing documentation, he should pay for it.If you don't close and the seller wants the reports and surveys, he should pay for 100% of the cost.There's no legitimate reason for you not to be able to record the pending sale except to weaken your negotiating position.

For squeaky floors, there is a product called Squeeeeek No More which are screws with weakened head/shaft that will snap off, leaving just the threads and hole the diameter of the screw.

Lender's are more cautious (for now) but credit default swaps are still with us, there's been no real change I've at Moody's, Dodd-Frank wasn't quite repealed, but it was seriously weakened last year, and Trump has been busy with deregulation.So I wouldn't be so quick to write it off as a once in lifetime event.

Rents will rise as competition outstrips supply, wages adjust accordingly, purchasing power expands further, and on and on.Take this set of circumstances and couple it with rising oil prices (think shale production) and a weakening US dollar and whatever else is going on with economic stimulus and I see government-defined inflation on the horizon.
