My financial situation is pretty unusual.

I thought maybe I was missing something obvious, but it's so unusual to see something in Denver metro on the market for that long.  

LOs are 'unusual' in the world of realtors and they don't like doing anything unusual just in case they get sued.

I know it's unusual to try such a large rehab as my 1st flip, but if I get to the point that I don't feel I can handle it, I have more experienced flippers I can bring in to take over.

. :)the market in all areas is pretty brisk these days so its not unusual for an offer to come in.. someone may have been looking at this property for a few days and the offer just got in and signed around.. unless you talked to the listing agent you have no way of knowing if the offer was presented 3 days ago and a round of counters went back and forth and it just became pending.. 

There is a deal available to us as we speak which I will get into shortly, but I feel it is unusual in the REI sense a would like to see if I can get some guidance on it.Where I am seeking help and/or advice here is in determining what to do first.

This was rather unusual so I reached out to them and asked what had changed. 

I do not know about your area but I am pretty sure that the $1,295 fee would be illegal in CA or if not it would be highly unusual. 

Is that a common thing to do or would most LL’s turn us down just because it’s an unusual situation?

If they asked me that question I would simply say "No, nothing unusual in 5 years of residency" and leave it at that.
