For those buyers it can make sense because if I make the sale the payoff can be huge on a per deal basis.If someone is looking for say a retail property for 1.5 million, they are flaky and contacting multiple brokers, and are unrealistic with their terms we do not even start.

They don't want high maintenance JV partners who want to be involved in every little decision and may have unrealistic expectations (in terms of %return, and time it takes to complete the deal).

Some are flat rates for re-leasing, some are no-fees, some are a % of rent, some have maintenance call-out fees, some have in-house no fee maintenance calls.Questions:- Is it unrealistic to ask someone to meet up with me to walk the (vacant) properties with me and/or meet up nearby the occupied ones to show them the place?

Additionally expecting an agent to do all of the above for a small purchase price like 50k or 75k is unrealistic for most.Big thing I never see mentioned on here is make sure the broker or agent is QUALIFYING YOU to take on as a client just as much or more as you are qualifying them.

These products usually move a little more slowly than a fixed asset so they can be great fail safe identifications for a 45 day identification list.The biggest obstacles to these in general are unrealistic investor expectation of return in the wholely owned sector.
