Fixing sloping floors can be an expensive undertaking, and it's best to know as much up front as possible so you don't get into a situation that ends up costing you way more time and money than you are willing to invest. 

But trying to get 8 conventional residential loans through underwriting simultaneously would be a monumental undertaking, especially in the current lending environment.

Also, I think it will be a massive undertaking for certain retail to be repurposed, especially the smaller investors with tiny strips.

I know my answer is long: but I think you need to know these numbers before undertaking a project like this. (* also depending on where in Pasadena the home is: as the historic districts may add other rules and time-lines). 

It also depends on the scope of work done.You can have another contractor visit the property and pay them to undertake the liability of the work and file permits for you.

Getting them to switch will be a big undertaking.

I want to eventually get the BRRRR strategy down and rolling but starting to think it may be to big of an undertaking for my first property. 

From what I have witnessed on crowdfunding platforms, either the sponsor has equity in the deal or the margins are so skinny I can't see why anyone would undertake it.

It’s been an interesting and sometimes expensive undertaking but I’d rather do it correctly the first time and not have to revisit it later.

I know this is a huge undertaking, but I am up for the task.
