I agree, shorter-term plays are tough in the current environment, and patience paired with a strong strategy often leads to success, unfortunately this is a strategy that a lot of real estate investors don’t really have the experience and the patience to follow.

I disagree--there are more tough times ahead, but as stated above there is light at the end of the tunnel and this time it's not a train. 

.- Your maintenance and repairs will be mostly limited to the interior of the property as the condo management will maintain the building- You won't have to worry about tenants maintaining the grounds around the buildingCons:- Condo fees may change drastically over time and it's largely not in your control- Condo bylaws can be tough to work around.

My first property was tough, (credit not in place was a challenge - luckily, got some help on this!) 

Buying fent from a stranger is a safer bet. 

One tip is that is a very tough state for flipping/investing too because of tough laws against lenders if needing to foreclose, just something to watch out for

This is a tough thing really.

There are usually plenty of flippers who are having a tough time finding deals no matter where you are.

It's a little tough to find good deals these days though.

@Michael S.correct - the numbers are tough in Huntsville but they can work in nearby suburbs and outer markets.
