That is the message I've received from the arbitrage youtubers..... it's the way to be a millionaire tomorrow without any of your own money..clearly not the case for most.It will take some one who is scrappy and resilient to make this work.

I can get an equity line tomorrow from my banker for 80%LTV, only closing costs would be $160 appraisal fee per unit and attorney fee but the rate is prime which is currently around 8.5%.

UP-SIDE: If you pay $900 to evict and they move tomorrow, than you can start collecting rent on a new GOOD tenant that much sooner so it is not money wasted, you can still break even.DOWN-SIDE, you do nothing and they don't pay, then you still have to evict and then you loose another month or two of rent.
