That is the message I've received from the arbitrage youtubers..... it's the way to be a millionaire tomorrow without any of your own money..clearly not the case for most.It will take some one who is scrappy and resilient to make this work.

it's limited based on rent growth (we know $1000/mo can't be rent to $3000/mo tomorrow ).

Looking at my first two commercial properties tomorrow (a 13 mixed use unit and an 8plex). 

I can get an equity line tomorrow from my banker for 80%LTV, only closing costs would be $160 appraisal fee per unit and attorney fee but the rate is prime which is currently around 8.5%. 

If it wasn’t in California I’d live there tomorrow.

UP-SIDE: If you pay $900 to evict and they move tomorrow, than you can start collecting rent on a new GOOD tenant that much sooner so it is not money wasted, you can still break even.DOWN-SIDE, you do nothing and they don't pay, then you still have to evict and then you loose another month or two of rent.
