You want to be near entertainment, restaurants, etc. that draw.Chandler downtown has done very well the last ten years or so, attracting restaurants, a new theater, coffee shops, etc that would make that area attractive.

Hopefully we can see a bit of cleanup once we get get problem people out of the units.Up by Ivory Theater and up Virginia and north of Loughborough is more of the sweet spot, but then you get gut rehabs that won't pencil out a return better than investing the same amount in VTSAX.I see properties being mothballed in the area closer you get to the casino on the city side.

Very interesting take, I know in the area I’m in,its highly sought after for its own merits due to shopping centers, movie theater, brewery, grocery stores going up.. it’s a property that I see the neighborhood continuing to be a good one.. but the amount I can have in my pocket afterwards is super enticing and was thinking it can more than supplement my funds I’m already sitting in, just waiting for a deal to come up.. so yeah, I hadn’t put much thought into the taxation part of the sale, so thank you!!

AMC has been wise to issue shares at these sky high prices but wouldn't it be wiser to buy their "undesirable", discounted theaters and do an OpCo - PropCo split; spinning of their real estate into a REIT refinancing some of their expensive debt as property level mortgages along the wayWould be a hell of a lot more tax efficient!
