A lot of brokerages offer a great split but end up being a pyramid type set up or they nickel and dime you for photo copies, charges for snacks, etc.  

An employee of my tenant would leave the front door unlocked when she goes down the street for snacks.

Salmon, Trout and catfish are tasty and fit on my plate.

Admittedly, I could take this to another level and get items such as make-up remover, razors, and food (I do provide small snacks like coffee, popcorn, etc).

Does the manager cover the toilet paper, shampoo, laundry soap, chips, snacks, coffee, whatever else might be provided for guests or is that in addition to the management fee?

Open for lunch and dinner too, closes 11 pm.Fries cooked in tasty tallow, and a big burger selection, with a pickle slice on the side--beer by the bottle.If I'm driving by and it's that--I'm stopping in.If it's someplace that wants to serve "trendy foods (Quinoa Burritos) that might fit but that's not for me, but it might pack the place and be a good renter.But restaurants have a high failure rate, (and with Covid) so ...... you have to be careful.

But the expense of heat and electricity fall to me, plus internet, toiletries and snacks take up a bit more of the income.

(The conversations she is referring to is two people talking normally-not loudly- in a kitchen, getting a late evening snack or washing dishes and cleaning up, —we weren’t having social gatherings in our kitchen or anything like that) When she has friends over I can clearly hear them talking and laughing in her house but it doesn’t bother us at all, we expect that we would hear it being that close by, but she is apparently bothered by hearing us.

If you've sealed up any mouse hole entrances with steel wool and spray foam, laid down traps then its time to tell the tenant in writing that if they don't stop leaving out snacks for the mice they'll be asked to leave. 4 grand is crazy, you're problem is the tenant. 

Word of caution, if you don't use a closing company or title agent that has experience with this you're going to want to bring a backpack full of reading material, snacks, and water..........it's going to take them a while to figure out what your're doing and how to get it done.
