It's simply a numbers game. 

However, the most effective method is to simply tell the tenant that they'll need to provide proof of insurance prior to or on the day 1 of the start of the lease, otherwise the keys will not be provided to them.

Some of our owners have accidentally thought they were handing a situation "right", and because Chicago is a very tenant friendly city, the laws tend to lean in their favor, and it can cost you a lot if you are simply just not up to date on what is proper protocol (for example, what to say, what not to say, what to have in writing, and what not to put in writing, etc)... can be worth the management fees. 

I accidentally created two of the same posts since the first time I posted, it shows there was an error and did not go through, so I simply hit the post button again and it showed it posted but also that the first post that I thought had not gone through due to the error message in fact did go through.

Because I am partnering with them instead of simply using them as a private lender, they are getting equity in the deal and splitting the profits with me rather than charging a premium on the interest payment.Im not really worried about the strategy, it is solid with low risk.

When I tried following up with Delta, they did not have an answer for me and simply said that they would just stop all progress on my construction until I made the payment for the first draw.

., to be honest, if you can't simply explain it in a post, you have already lost a vast majority of investors.  

You can simply build a relationship with a great Real Estate agent or sign up for Propstream.  

I agree with Jay Hurst's comment and the other comments about investing in far away places where you don''t plan to at least visit several times.
