I didn't have enough space in the Title:Novations where the investor uses a Limited Listing that puts them as the primary contact for scheduling showings, receiving/accepting offers and negotiating are brokering without a license.Novations where the investor actually hires a real estate broker to handle the aforementioned for the seller are not included. 

Seller should transfer the property into a land trust.

The realtors, sellers, financing, due diligence, timeframe and process are all different.  

I just lost $10,000 in earnest money, will be sued for the sellers agent's commission, and my agent doesn't get a dime.

That will be a process.If I were the injured party, I would be reaching out to the owner, title company, seller, and /or the developer for compensation.If you are the current owner and renting out the space, you can not claim ignorance of the issue.  

I see Colorado sellers try to get a premium for a turnkey vacation rental.
