Train the tenants as to what merits a phone call and what doesn't. 

I'm assuming there's lots of stuff out there that's way cheaper.I originally wanted to just buy a couple lists of 10k numbers each of targeted motivated sellers, and then hand them off to a VA company that will dial them, but I was told it'll be a much better business if I get proficient myself and then hire my own VA's and train them.

The notes I have, have performed very well, and would love to stay on that train.

Loved the Brokers, got tired of the boards.Board members NEED training when they get elected.

For one it helps you get that hands on training you need on how this real estate marketing things works. 600 to 700 pieces  should bring back some buzz.

Periodic 1031 exchanges when appreciation stalls out, or performance goes down, or trapped equity is costing you return are all great strategic moves.

Is it worth joining for educational and training purposes? 

Even if I was in the middle of a big city, I would look at train station routes away from the city.3.  

This is what can go wrong when you have beginners wholesaling who have no training in real estate, no experienced managing broker to go to for advice, no license, no E&O insurance, no knowledge of how to avoid scams, no regulatory body to answer to, no relationships with other quality people in the industry like title companies, lenders, contractors that they can refer to help people, etc. 

You learn the most about being an agent in the field and by choosing a good first brokerage with good training either in-person or online, depending on your preference.
