The IRC has requirements for things like minimum room size, minimum stairway width, minimum ceiling heights, etc. which may end up forcing you to increase the footprint of your tiny home.

**Relevant information:- Third floor cannot be a permitted separate unit--there is only one entrance/exit stairway (MPLS requires two), and no sprinkler system (which would allow us just one exit)- Third floor electric and gas can be measured separately, but all are under the same bill- By rekeying two doors, there could be completely separate access to the second and third floors- Current second-floor rent is $2000Option 1: End Lease and Rent as a Full UnitThis is the most straightforward option.

As we are seeing from many groups now, distributions are being paused, not because of debt issues or current cash flow issues, but rather, when you underwrite your capex budget for 5 years, and now have to hold likely 3 more years, all those deferred maintenance items that didn't come up in the first 5 years are now needing addressed: think repaints, roofs, foundation, exterior stairways, etc.

You can blend the transition by having the treads of the stairway matching the dowstairs, and the risers same as the second floor, or vice-versa.
