I read on here that it is a waste of time and money to pay any site for help and there is plenty of free info on the web.When I try to google for this free info or lists all I get is sponsored sites trying to sell their programs.

In my opinion, it doesn't sound like a bad deal.10% is more than you would get in treasuries and corporate bonds36 months is not a super long period of time.Seems like you are protected with 1st position.I would just do some background on the company - How long have they been in business, financials on how the company performed for the past 2-3 years, along with some background information on the sponsor/founder of the company.Best of luck.

When I sponsored JV deals, I went out of my way to NEVER TOUCH THE INVESTORS MONEY.

@Bill BockwoldtI do not work for BP but also it would be near impossible for them to keep track of their sponsors and what are they tracking?

It seems it was a temporary government sponsored play to help move Department of Veteran Affairs owned foreclosures off the books when there was a glut of them.  

In my mind sponsors of these deals need to have some deep experience were as the last 3 to 5 years rising tides raised all boats.. like you said what happens in a hiccup.

I've done 10-12 other syndications and am comfortable with the process but am wondering if anyone has any sponsors they would recommend.  

I sponsor a few people, as a broker that do apartment locating and I will do it from time to time if there is good money to be made.
