I'm willing to bet that your flooring contractor is charging per sq. foot which means he makes more money by doing it the easy way.I'll be doing a flooring job soon and the only place I will be putting the flooring underneath anything is in the bathroom where it will go under the toilet and vanity only because it would be virtually impossible to install the vinyl planks in the small spaces between them and the walls and the tub.

A friend put it in one of his rentals last year, and in only one year it has stains, and even mold underneath where a cutting board was!!

We got the inspection back today; the issues are as follows: mold beyond the surface mold we originally noticed when checking the house out, wood rot in left side floor, damaged roof joist, poor ventilation in the attic and mold, many of the chimney bricks are loose, standing water in crawlspace--potential mold, leaking shower and toilet leading to damaged floor/ceiling underneath, plumbing material issues, electrical not all properly grounded.

I found one called ( Rainbow Knolls) old subdivision platted in the 20s but because it was under one common ownership  ( 104 lots) assessor on the assessors plat map showed it as a 15 acre tract.. we made an offer like it was one building lot.. then we got our HML to put 104 individual loans on each lot to the tune of 3k per lot we used that 300k to build all the roads and infrastructure.. we recorded each loan individually which caused the assessor to reestablish the plat. without having to go through the platting and land use .. planners did not like it I can tell you.. but now a days out west this is quite common and there are easier ways to do this.. in Oregon for instance they call it a lot confirmation.. there are all sorts of shadow lots lying underneath lots in the city.. takes 60 days and a few hundred bucks and a current survey and you can split lots as long as there is a shadow plat that was recorded back around the turn of the century.

@James Channing if the grading includes moving soil away from the building because it is touching the sill plate (bottom of the exterior wall), then I would do the grading before the fumigation.
