What helped me tremendously in the beginning was to sit an open house every weekend.  

That would be around $90,000 sitting in a savings account!

Buy strategically, and if you do it right you may be able to get that 2nd one quicker than you originally thought and sit in a better position than you do as of today.

Despite paying fees, doing a deal and making some profit is better than sitting on the sidelines. 

One of the REPS cases (I forget which off hand) they were basically like...petitioner states they spent 8 hours on X date supervising painters at the property and we find it highly unlikely that anyone would sit and watch paint dry for 8 hours.

It utilizes money sitting in your checking account to good use AND  you still have access to the HELOC, line of credit to pay off expenses and other costs.
