I could be wrong on this, but truly believe that ARV's of the past 6 months, need to be shaved by 5 - 10% moving forward.There WILL be buyers in the market no matter how the Economy is doing/ recovers.  

I am in South Carolina and the winter is not much here, so some basic foam pipe insulation or heat tape typically does the trick.
