Unless the laws have changed recently you would need an LLC for each state you own a property  as each state must have a representative (read person who papers can be server upon in your behalf-usually an attorney).

It used to be the case that most email servers would retry for up to *3 days* if an email didn't go through, as it might take that long for a problem to be fixed; I think it's less now but it wouldn't surprise me if it's still at least a day.
