I agree with the downturn sentiment but I don't really have any evidence to base it on, so I am just building capital until a) the market corrects itself (which is not likely to affect my market very much anyway) or b) I have enough money to pull the trigger on something.In any event, the numbers don't lie.

We put locking doorknobs where we did not want the guests to go, and removed any valuables/ sentimental objects, and anything too personal.

I don't agree with your sentiment that people are moving out of state.

short supply  so if you buy those were there are jobs seems to me its pretty safe bet.but then we are all just one major incident away from some sort of consumer sentiment stopping sales. 

Any mistakes of the past "passion for helping others" stays in the past as long as you never repeat that sentiment again.

I think a lot of people in a lot of markets feel this sentiment but trying to be a little more creative , or seeing something others don't might be something to consider right now. 

I'll second the hot market sentiment.

It may be worthwhile to just sell it instead of holding onto the house with sentimental value and renting it out.

Then I use this data to make a more informed decision on where I buy, how to furnish it and market the unit.I don't know the local laws in the Twin Cities, but it is import to learn the local regulations if there are some, and fully understand the local sentiment towards short term rentals and if it will potentially change.
