To be honest, I could probably lower down expected repair rates as well, and I'm not too sure about the rates with MFH insurance here. 

Being completely honest, I believe I'm experiencing anxiety moving forward not necessarily because I'm afraid to mess up (I've accepted I'm going to screw up at some point), but because there seems to be so much I need to have prepared before I close a deal.

But to be honest, I just don't have enough trust in people to where I would do this for someone.

To be honest, I have spent alot more time using PropStream and it does all the same things as Flipster on a macro level such as the lead gen and the deal analysis and I have been satisfied with PropStreams performance overall.

Although I do appreciate the advice, in all honesty both those scenarios sound like they're possible whether I'm investing locally or remotely and I can't imagine them feeling any better just because they're closer to home.

In all honesty, I have never considered this approach in Indy until recently but wanted to learn from this forum.

I’m not against paying people for their time especially in a field like law where it a lot to learn I just think their needs to be honesty and not charging people before they know the price list.
