I have a friend that owns over 60 rentals in his personal name and he's never been sued.

To address this I took detailed pictures from beginning to end of my most recent flip, documenting that we did a thorough job using quality materials.   

This person did not raise any money, they invested around $600,000 into the offering and because they were one of the larger investors were considered a Co-GP because it was a new sponsor and they needed this persons $.

The strong migration trends, diverse economy, and overall quality of life make it a really attractive place to invest.

Personally, I like to target 30% equity retention in each deal.- Section 8 income isn't guaranteed.

I think I can open another personal checking account at the bank I already have and it'll be under my name but i'm trying to buy out of state rentals with an LLC I own.

To reiterate, I don't need huge profit margins off these and I do want to offer quality rentals but they do need to make sense.  

Call 3 references:  Verify that they work there, or that it is an actual person by asking where they work first, and don't mention who you are until after.  

The one who thinks that they are masters of the universe in EVERY area of life, has 30 different businesses, claims to be fit as a fiddle, with a life in perfect harmony, shows off huge toys, has 30 different businesses, including selling their time by the hour to provide coaching... this person is not running a real estate syndication business.
