A quiet title action would probably provoke a defense (don't wake the sleeping giant), which at best would cost me $30,000 in attorney fees, and at worst would cost me title to the property.

Although Buffet has famously set up his estate planning to provide his wife with 90% in the S&P 500 and 10% in T Bills (OK, 2 asset classes).For someone like me who only started investing in real estate more recently, this thread is thought-provoking.
