Initially I didn't have a personal connection to the area and didn't know much about the city.

Saw an ad on Craig's List, I negotiated the deal personally on the first meeting.

There was a claim, at one point, that if the seller placed the property in a personal trust (at this point the due on sale clause is not triggered), then transferred 99% beneficial interest in the trust to the “buyer”, that this negated any due on sale clause.  

Business Continuity: If you invest with partners, a properly structured key person insurance or buy-sell agreement funded by life insurance can ensure a smooth transition if one partner is no longer around. 

Above just the assumption that it'd be far more of a corporate environment, I just don't think that would happen at a larger shop, at least not for quite awhile, and I do think I would generally be more at home with a smaller office of people (smaller being relative to multi-national, or coast-to-coast, I suppose).Personally speaking, do you find that you're in that type of environment with a boutique brokerage?

My office manager tracks them on a spread sheet but personally I don't think that is necessary if you have good key box inventory.

Yikes I am almost afraid to jump in on this one, however, I know Joe personally and he is not a scammer.

I use quicken for personal and WAVE for my businesses.  

So, you  know, fundamentally change my outlook and approach to life...I'll let you know when that happens.Our mid term rentals have been better for personal use.
