It doesn't always take a bankroll either- I've found properties through cold calling property owners directly as well which just takes some time and persistence. 

Be persistent with Direct Mail.

Just keep it simple and be patient but persistent at whatever niche you choose.  

Your story really shows that with determination and persistence you can get anything done.

I am wholesaling with my partner and everything is doing well for us and we are persistent and progressing quickly.

If you persist, you will make money and the wholesaler will be thrilled to have you.You'll never read that in an investing book, but it works like gangbusters if you can handle it.

Perhaps you can pitch it to them to see if there is some interest.No matter how this particular deal works out, always remember to persist and you will WIN!!!
