I wouldn't send an email blast because most of the time they go to the junk folder or other wholesalers get them and daisy chain your deal without permission.

Whether you like it or not, the tenant agreed to allow the PM to access their private info not you, so I think what you need to do is ask them to get the tenant's permission to provide the info to you.

If the STR strategy is the only strategy that makes the property pencil, be sure to purchase in a market where the use is allowed, the use requirements are protected by in place permitting and licensing and the permissions are transferable through a sale.

I know you guys wouldn't do this but your policy, taken as it states, actually gives HW carte blanche permission to lower rent to $1 if it leases the property.

Seems like the tide of STR regulation in Colorado is in the direction of restriction not permission.

I do understand that some are very angry and feel the current climate gives them permission to spew it openly, but I never felt this was the place for it.
