To clarify I will not participate in negotiations or other activities needing a license. 

I am participating in the next auction sale to make a better investment.  

I've spent the last 18 months working a side gig to deal with that and am proud that I've been able to pay off over $50k in personal debt without any bankruptcy, liens, or lawsuits.

Not saying I would abandon this if I can't qualify for the material participation, but it is a factor.Any input is much appreciated!

An idea we have is, I am burnt out from W2 life, and wife makes great money (+$300k) , and I could take the year to repair/renovate, manage, rent, repeat the units in the MF qualifying for REPS status (50%, 750hrs, material participation, etc). 

I am not aware of Lane's participation on any BiggerPockets podcasts - it is possible, as I have not reviewed all 1,000 of them, that he has appeared on a BiggerPockets show, but I was not able to find one from a simple search.

You have a lot to be proud for, but without your parents (and the timing didn't hurt), none of this would have been possible, at least at this scale.But I doubt that's going to be you, not with the tone of this email.

Also, your wife simply would need to "materially participate".
