I've always felt the objectives of the turn key service providers are at conflict with the objectives of the end buyer.  

It sounds as just like you got pulled in with a mastermind class for $10k, you see shiny objects like crypto or stocks going up and think your approach/investment is bad. 

If your objective is to scale by using investment partners,  my advice is to focus on your own market. 

I feel like I'm being help hostage because I don't have the lease for my only tenant and he's the contractor on my project.

Start by identifying your goal objectives. 

The tenants are not working with the owner to create a win-win; they are doing everything they can to benefit themselves while holding his property hostage, probably hoping to procure a bigger payout.I would withdraw all offers and hire an attorney immediately.
