Hello,I am a young investor looking to get knowledge on how to utilize seller financing to obtaining 2nd rental property.I bought 1 single family home in Tilbury, Ontario in 2021 and it is not cashflowing AND not able to sell right now as locked in mortgage until 2027.I do have some cash, but not enough for a 2nd property, and I seen plenty of off market seller financing - but I just don't understand the whole seller financing business to obtain.

As a recent college graduate, I'm going to assume that you're not able to throw money around and put massive down payments on homes. 

Anyway, in the last two months I was not able to have them sign a new lease.

Notably, Fayetteville's growth surpasses that of major metropolitan areas like Philadelphia, New York, and Boston.The city attracts a stream of migrants, particularly from larger urban centers, underscoring its allure.

I've spoken to a handful of people on the topic, most notably 2 separate well known investors in the creative finance space.

I'm curious to know if lending is tightening in general at this point or are buyers simply not able to qualify because of debt to income levels? 

However when refinancing I was not able to get that personal loan included in the cashout.

Ideally, my property generates around $500 per month cash flow after accounting for rent, insurance, tax, interest, PM fees.I’ve recently realized that repairs costs have notably affected my profits.

I have a buddy that is in mortgage but unfortunately we are not able to secure deals with his company because most buyers have better financing or cash options and this is taking me out of the game.
