I've seen small multi-families (2-4 units) appreciate very nicely in the Lewiston/Auburn area.

Think of it this way: in a large house, if you want to attract families or groups instead of party-goers, you wouldn’t stick several queen beds in one room.

At the same time you're figuring that all out, get your brother and friend under a lease, or at least, a written agreement both parties can agree on.

Its no different than a tiktok video on financial literacy gets not views but if its a person shaking their you know what or talking about spitting on something they become instantly famous...

I have people ready to give the funds, I just don’t know what’s the best set up that makes it fair and attractive for both parties.

I am trying to find a way to make this dichotomy work where both parties can profit. 

One search on Youtube returns hundreds of videos that go over exactly how a STR can be used to offset W2 taxes.

Meaning, I can't go raising the rent after both parties have signed the lease for a lower amount.hope that helps!
