I'm hoping to build out 10-15 spots for mobile homes and another 8-10 for RVs in another part of the road frontage (I have two roads).

This is basically how mobile home parks usually work where the person owns the mobile home and rents the spot.

We entered into a partnership to purchase a mobile home for $105,000 with an owner finance deal over 3 years.

Mobile homes in Parks are affordable housing as well as MH on private cheap lots in certain parts of the country.. and then of course you have HUGE areas of the mid west and rust belt were you can buy all sorts of houses for 200k and under.. they already exist..

What type of work is typically recommended for an older (mid 90's) single wide mobile home roof that is not leaking but that is very old looking? 

only buy a MHP in a city/county that will allow you to bring in new or used mobile homes to fill in vacant lots.

Do you have any thoughts on using land comps as a way to value purchase price of mobile homes vs other methods like direct cap etc?
